Every result on this site is an estimate derived from the figures you enter plus publicly available reference data. Real outcomes depend on facts these tools cannot see: your actual lender terms, your complete tax return, local property rules, fee schedules, credit profile and timing.

Use results to build intuition and narrow options. Confirm any decision with a qualified professional before you act.

Tax calculations

Our tax estimates use published federal parameters for the selected tax year: marginal brackets, standard deduction amounts, Social Security wage base, Medicare rates and headline credit amounts. They intentionally omit many items, including:

• Alternative Minimum Tax and Net Investment Income Tax.
• State and local income taxes beyond the flat rate you enter yourself.
• Education credits, energy credits, Earned Income Tax Credit and most above-the-line deductions beyond pre-tax retirement and HSA contributions.
• AMT preference items, AMT adjustments, prior-year carryforwards and passive activity limitations.
• Filing-specific elections such as married filing separately community property rules.

Investment and retirement projections

Projections assume a constant rate of return, which never happens in reality. Markets deliver returns unevenly, and the order of those returns matters enormously once you begin withdrawing money.

Past performance does not indicate future results. Inflation-adjusted figures are provided to help you judge purchasing power, but neither they nor any single projection should be treated as a forecast.

Cryptocurrency data

Prices come from third-party market data APIs and are delayed, cached and indicative only. Prices differ between exchanges, change continuously, and exclude every cost you would actually incur: trading fees, spreads, network fees and slippage.

Crypto assets are volatile and largely unregulated. Swapping one asset for another can be a taxable disposal. Do not treat this site as a trading platform or a source of market advice.

Mortgage and loan figures

Payment estimates exclude closing costs, lender origination fees, discount points, prepayment penalties, escrow shortages and any change in your tax assessment after purchase. They also assume you make every payment on time for the full term.

Your lender’s Loan Estimate and Closing Disclosure are the authoritative documents. Use ours for shopping and scenario testing; use theirs to decide.
